Serving city centres from inside them.
Citeco is an idea about where building engineers should be based — and what changes when they're already in the city rather than driving into it.
City-centre buildings are maintained today by companies operating from outside them. Engineers set off from an industrial estate, sit in traffic, and arrive to a standard set by how far they had to travel. The building gets a slower service than its location should allow, and the city absorbs the miles.
Citeco is being designed around the opposite arrangement: engineering and maintenance teams based inside the city centre they serve. Closer means faster. It also means dramatically fewer vehicle miles, which makes it cleaner — not as an offset, but as a consequence of how the work is organised.
The model is currently in development. We're not taking on buildings yet.
